Southampton’s Alpha Park changes hands in £26m deal

Bericote Properties has sold Alpha Park to Leftfield Advisors for £26.1m.

 

The developer acquired the eight-and-a-half-acre former Hampshire Police site back in 2015, and had speculatively constructed three detached warehouses with secure yards, totalling 148,331 sq ft.

 

The scheme is now fully let to supply chain management companies including DHL, DX Network Services and Charles Kendall Freight.

 

Alpha Park is located on the Chandler’s Ford Industrial Estate to the north of Southampton. The park has access to the M3 (J12 and J13) and M27 (J4), providing links to the M25, A34, Port of Southampton, Southampton Airport and Parkway train station.

 

Nico Austin Fourie, chief executive officer at Leftfield Advisors, said: “Leftfield Fund III continues to strategically add future-proofed ESG buildings in key geographic locations, let on strong covenants. This property is an excellent asset in an established logistics location which continues to enjoy strong rental growth.”

 

Lambert Smith Hampton advised the vendor on the deal.
