Bericote and Tritax secure planning consent for 388,000 sq ft of logistics space

Bericote Properties and Tritax Big Box have secured planning permission for 388,000 sq ft of logistics space at the former Littlebrook Power Station in Dartford, Kent, Property Week can reveal.

The third phase of The Powerhouse development received unanimous approval from Dartford Borough Council. It will include a 302,790 sq ft speculatively developed unit with a 21m clear internal height, 55m yard depth and up to 3MVA power supply. The unit will be built to BREEAM ‘Excellent’ standards and include 20% EV parking spaces, along with a roof ready for 100% solar PV coverage if desired. The third phase will also include ”a small business unit scheme” totalling 85,000 sq ft across 20 units. The developer said the multi-let scheme “[delivers] on our promise of providing business units for local businesses”. The third phase is set to be ready for occupation in autumn 2022. The Powerhouse now comprises 3.2m sq ft of consented space. Phases one and two of the scheme comprise a 2.3m sq ft facility to Amazon and a 450,000 sq ft unit let to IKEA.
