Site Profile
Siteowners will have the raw materials – land – but not access to financial resources, professional teams or the experience to bring redundant sites successfully forward for comprehensive development.
Contamination
Many brownfield sites are contaminated giving rise to ongoing liabilities and risk. The levels of which are generally unknown or existing surveys are out of date and superseded by current legislation. Alternatively the existing solution may be prohibitively expensive.

Bericote will undertake and finance all surveys required to submit a full planning application to include: Topographical, Geo-environmental, Ecological, Flood Risk, Highways Impact, Archaeological, Air Quality, Noise Impact.

Bericote will work up a masterplan which will form the basis of an outline planning application.

Bericote will undertake site clearance and demolition work.

Bericote will negotiate the best remediation strategy signed off by the Environment Agency. This will be backed up by insurance and our Company Guarantee.

Occupiers will be attracted to sites provided there is a credible and competitive developer working jointly with a landowner. Bericote will retain the landowner’s advisory agent as part of the marketing team to promote the site and secure pre-lets/pre-sales. This creates openness and team spirit.

The Landowner will benefit from the land drawdown payment. A gross land value will be agreed reflecting current open market value. Deductions will be made for remediation, infrastructure and abnormal costs to provide a guaranteed net purchase price.

Firstly, the landowner would receive proceeds from the draw down land payment. Then, Bericote would take a priority return on total costs. All additional profit would be split 50:50 between the Landowner and Bericote/occupier. This would generate significant enhanced returns to the Landowner and would ensure exposure to an improved upside as a result of improving yields or land values.

An appraisal reflecting a specific plot drawdown will be agreed with the landowner fixing the drawdown price to be paid up front and the profit share to be paid upon practical completion. Bericote will work on an open book basis, offering complete transparency.
Rolls Royce Motor Cars
Bericote were invited by Rolls Royce Motor Cars to tender for the site identification, acquisition and procurement of two new fulfilment centres totalling 410,000 sq. ft. on the south coast, close to their Head Quarters in Goodwood, Chichester. Bericote were selected over 5 other major UK and Global developers as the preferred partner to procure the facility. Having secured the site and secured the planning consent, the facility was completed in September 2015 and handed over to Rolls Royce already fully fitted with racking, heating and lighting.
Sainsbury's
After a competitive tender involving the world’s largest warehouse developers, Bericote were chosen as a preferred partner to redevelop an ageing and inefficient 1960’s warehouse into a modern state of the art facility for Sainsbury’s. Sainsbury’s had a 99 year lease on the property with only 40 years remaining which contained draconian terms. Bericote negotiated around the complicated legal issues with the landlord in order to obtain permission for the redevelopment with no extra rental cost and on more agreeable lease terms. Bericote obtained planning through delegated powers ahead of time, and demolished the old concrete framed building and constructed a 250,000 sq. ft. warehouse, housing frozen, chilled and ambient chambers, which is dedicated to serving Sainsbury’s 200 convenience stores throughout South London.
ASDA
From 2010 Bericote established themselves as ASDA's exclusive UK developer for their distribution facilities. Since the partnership began, we constructed over 3 million sq. ft. across the UK for a range of ASDA facilities from Regional Distribution Centres, to Internet Fulfilment centres and Return & Recycling units. ASDA chose us as their preferred UK warehouse developer for our open book approach; our ability to respond to situations quickly; our company structure allows us to make prompt decisions; our high quality development and procurement expertise and our ability to purchase sites on their behalf.
We work closely with our key investors on multiple projects, developing strong relationships. This maximises efficiency in communication, legal process and certainty of delivery for all parties. Our success is down to a strong attention to detail, ensuring close customer relationships, strong links with planning and local authorities and on-schedule delivery.
Scale
In 2020 alone we transacted over £325 million with our investors, in a mix of pre-let and speculative development and land acquisition. Our relationship with Tritax Big Box enabled us to make the £65 million unconditional purchase of the former power station at Littlebrook, in Dartford. This is a major distribution development within the M25, offering up to 3 million sq. ft. of development on a formerly disused site.
