Bericote launch £75m Four Ashes Phase II as new development cycle begins

This is to be Bericote’s first application of 2026 as they commence the phased release of strategic land.

“There is no BREEAM outstanding stock in the pipeline anywhere in the UK and as occupiers re-emerge we will meet that need.”

The Phase II application seeks permission for 4 new employment units, in use classes B2 and B8 with a total floorspace of 348,075 sq ft (32,337sq m), alongside the typical ancillary structures and parking, landscaping and infrastructure requirements.

Phase I delivered 1,000,000 sq ft in 3 units, fully let to Gestamp, GSF Car Parts and Haulotte UK Ltd, over 1,000 jobs and £140m investment.
