Coventry Logistics Park is a 784,989 sq ft, three-unit speculative logistics development at Junction 2 of the M6, delivered by Bericote and funded by J.P. Morgan Global Alternatives. Acquired from the receiver and consented within 13 weeks, the former Toys ‘R’ Us warehouse site was transformed into Grade A space pre-let to DHL, Geodis and Viad. The scheme achieved a 91.7% BREEAM Outstanding score, supported by rooftop photovoltaics, air source heat pumps and a cycle share scheme. It was sold in September 2023 to DTZ Investors, acting on behalf of Strathclyde Pension Fund.

— The Opportunity

The site comprised the former Toys ‘R’ Us ‘Goliath’ warehouse and associated land, in a prime big-box location defined by excellent motorway connectivity and established occupational demand. Bericote moved decisively, purchasing from the receiver within 10 days of receiving the sales contract. Planning consent was then secured within 13 weeks, allowing demolition to commence in October 2021. The strategy was clear: replace obsolete accommodation with a three-building, Grade A campus across a 43-acre site, specified for national distribution, benefitting from the locational strengths of the Golden Triangle and access to a deep labour catchment.

— Community Engagement

Working closely with Coventry City Council, Bericote delivered over £2.4 million of social value through a package of targeted initiatives, including:

  • 11 full-time local direct employees hired, plus 3 full-time local employees hired from long-term unemployment
  • £2.5 million spent through the local supply chain, including spend with small local suppliers
  • Sponsorship of three homes for Ukrainian families and support for local clubs, including Team Coventry at the International Children’s Games
  • 150 local students brought to site for school visits, alongside volunteer time delivered in the community
  • A free on-site cycle scheme to support employee wellbeing and active travel

Coventry Logistics Park achieved BREEAM Outstanding with a final score of 91.7%, placing it among the highest-rated industrial schemes in the UK. Sustainability measures were embedded into both design and delivery, including photovoltaic generation, water-efficiency measures, and low-carbon building systems.

Key measures included a 648 kWp rooftop PV array generating up to 500,000 kWh of renewable electricity per annum, EPC A ratings across all units, and material reductions in water consumption versus baseline. During construction, waste was actively managed and diverted from landfill, aggregates were re-used on site to reduce vehicle movements, and a dedicated apprentice was retained for the duration of the project.

All three units were pre-let during construction to DHL, Geodis and Viad. In September 2023 the fully-let asset was acquired by DTZ Investors, acting on behalf of a Council pension fund, reflecting demand for high-quality logistics underpinned by strong sustainability credentials.
